As the community continues to innovate, we’ve got something on the horizon that we’re anxious to tell you about: Villas and Cottages are coming! Texans don’t like to rest on our laurels, so we’re always striving to make Kissing Tree even better with these new low-maintenance homes.

How are Cottages and Villas going to be different from the 10 floor plans we currently offer?

Quite simply, Villas and Cottages provide a unique way to live at Kissing Tree. They have smaller floor plans, include lawn maintenance, and feature a competitive price point. For those who want to be close to the action and amenities in a cozy private getaway without worrying about maintenance, Villas and Cottages will be a great way to enjoy the best of Kissing Tree in a new way.

Our new Villas will be located in the new Strand neighborhood near The Mix, our 20-acre amenity campus, and a private walking trail will lead right to the fun. For those who want to get away from it all in a more private retreat, our new Cottages will be located in The Fairway neighborhood surrounding the 18th hole of the Kissing Tree Golf Course. Each will have a variety of floor plans to choose from, but both are available in limited quantities, due to the unique nature of these special new neighborhoods.

Sales of these new homes will begin on September 5^th. The land in the neighborhoods is still being prepared and will be ready for home construction to begin this winter. What is a Kissing Tree Cottage?

Our Cottages are unique homes nestled in the dynamic topography of the Texas Hill Country. You’ll have a choice of five floor plans, and all of the homes are tucked into the rolling hills surrounding the 18th hole of the Kissing Tree golf course. While you’re living on the greens, the Cottage Collection takes care of your own greens with full lawn maintenance.

What is a Kissing Tree Villa?

Our Villas are designed to be a community-focused way of life in The Strand, the neighborhood is designed with paseo, green-space living with connected trails throughout the central parks.  Villas are paired residences with two living spaces inside of what looks like one large home. The two residences have their own private entrances and front patios that enter out into the green spaces. Each Villas has a matching floor plan on either side that share a sound-proof wall. These homes have the nearest proximity to the amenities and are perfect for your forever stay-cation. Villas offer low-maintenance living with full lawn care included in the HOA. Your New Home Counselor will be able to walk you through the details of these offerings.

How are they different from a single-family product?

Cottages and Villas will provide a unique way to live at Kissing Tree. Because they are nestled closer together than our other homes, residents benefit from full lawn maintenance managed by the HOA. They also offer smaller floor plans for those who want a simpler living space, perfect for those looking to downsize and spend more time on the amenities or out traveling to their next great adventure.

Will there be a selection of floor plans to choose from?

Absolutely! Our Cottages are available in five single-story floor plans, while our Villas have four floor plans to choose from, two of which offer two-story options. Villa floor plans range from 1,030 to 1,703 square feet while Cottages range from 1,373 to 1,977 square feet.

How many models? When will a model be open for touring?

There will be a model for every floor plan: four Villas and five Cottages. The first of each will open to the public on September 1.

How about garages for cars and golf carts?

Of course! Our Cottage floor plans include options for side load and two-car garages while our Villas offer golf cart garage, garage extensions, and two-car garage options in select floor plans.

Are the Kissing Tree Villas and Cottages maintenance-free?

Just about! The Villas and Cottages offer landscaping, mowing, edging, and fertilizing (not including plant replacement) as well as street maintenance and trash pickup. All these costs are covered in your HOA dues, so there are no added fees!

Is low-maintenance your thing?

The Cottages and Villas are perfect for those looking to give up weekend lawn work and spend that time at the pool or fitness center. If you plan to travel or split your time between two homes—or if you just want easy access to all our great Kissing Tree amenities—then Villas may be ideal for you. Want a little more privacy and a chance to get away from it all? Or do you just love to hit the links every chance you get? One of our Cottages might be your perfect new home. And of course, Kissing Tree is always for residents age 55+.

Where are they located? When will sales start?

Our new Cottages and Villas will be located right here in our active adult community nestled in the Texas Hill Country between Austin and San Antonio. Villas will be near our great amenities, with a private walking trail leading right to our main campus, while Cottages will be located around the 18th hole of the Kissing Tree golf course. Construction for both will begin this winter. Since home construction takes between 10 and 12 months, sales will begin in early September, and we’ll have first model Grand Opening on September 14.
