Kissing Tree is perfectly placed on the banks of the Hill Country in San Marcos, Texas. Our Sales and Design Center is located at 201 Kissing Tree Lane, San Marcos, TX 78666.Visit us Monday through Saturday 9 a.m. to 6 p.m. and Sunday from noon to 6 p.m.

Traveling from I-35, take Exit 200 onto Centerpoint Road in San Marcos. Continue west on Centerpoint, cross Hunter Road and arrive at the Kissing Tree entry.

San Marcos is conveniently located 31 miles south of Austin and 50 miles north of San Antonio.

About Kissing Tree

The name Kissing Tree refers to Sam Houston’s gubernatorial speech in 1857 in front of a mighty oak tree in San Marcos. After the speech, he famously kissed several of the female attendees on the cheek, creating a bit of a local legend. Watch the video about the legend here.

It's an age-restricted community designed for those 55 and older.

At least one of the home occupants has to be 55. Grandchildren and grandpups are more than welcome to visit (up to 30 consecutive days), but they cannot live at Kissing Tree.

Kissing Tree is a planned 3,200-home community. We currently offer 18 floor plans and five architecturally distinct exteriors which work together to create an eclectic and diverse community streetscape.

Community Information

The HOA fee will include all of the maintenance of the community common areas, access to the amenity buildings, 24/7 security and reduced green fees for residents at the Kissing Tree Golf Course. The HOA assessment is anticipated to be $210 per month.

The current total tax rate is $2.4043 / $100.00 which includes; City of San Marcos $0.5302 / $100.00; Hays County $0.46 / $100.00 and San Marcos ISD $1.4141 / $100.00

Utility providers for Kissing Tree include: electric: Pedernales Electric Cooperative, water and waste water: City of San Marcos (www.sanmarcostx.gov), cable/internet/TV/phone: Time Warner Cable or Grande Communications.

Kissing Tree provides options that allow you to live life the way you want. We offer several landscape options and allow you to design the best plan for your lifestyle including low maintenance designs.

We look forward to providing products that fit your lifestyle. We are not currently offering Garden Homes in our first two neighborhoods, Fair Park and Driskill, however, there may be opportunities for additional products in future development.

Several options exist: Central Texas Medical Center is located only 3.5 miles away. Additional quality care and medical providers are located a short distance away including Live Oak Walk-in Care, Seton Medical Center Hays, Christus Santa Rosa Hospital, and Resolute Health Hospital.

Capital Area Rural Transportation Systems (CARTS) is a great service for getting around San Marcos as well as the Municipal Bus Service which provides a fixed bus route. Uber and Lyft are also available.

The San Marcos Municipal Airport is a short distance away, while the Austin Bergstrom International Airport and the San Antonio Airport are conveniently located nearby with access to flights.

Our community is built for easy golf cart commutes to and from your neighbor’s home, through the amenity campus and throughout the golf course.

Kissing Tree is a gated community with a staffed guardhouse at all times.

There is not RV parking on the Kissing Tree property, however, RV parking can be found just outside the community across the street on Hunter Road. You’ll find ample space for your covered and climate-controlled items at several nearby storage facilities.

Be part of the fun at the Biergarten, show kitchen, indoor/outdoor bar, 15 miles of scenic hiking trails, 18-hole golf course, 18-hole putting course, golf clubhouse and restaurant, state-of-the-art fitness center, tennis courts, pickleball courts, bocce ball courts and horseshoe pits. Hundreds of acres will be reserved for parks, trails and green space.

8 pickleball courts, 6 bocce ball courts, 2 horseshoe pits, 3 holes of the future 18-hole putting course, driving range, short game practice area and Lone Star Loop hiking trail are now open! The golf course construction is in full swing and scheduled to open for play in late summer 2018 with a temporary clubhouse until permanent construction is complete. Kissing Tree Golf Course

The Kissing Tree Golf Course is designed by Gary Stephenson, and we chatted with him about the course design on our blog. View the virtual tour of all 18 holes here. Stop by and try our golf simulator!

The Kissing Tree Golf Course will be semi-private with priority tee times and discounted rates provided to residents. The course will be open to the public with discounts given to San Marcos residents.

We anticipate all 18 holes of the golf course to be complete by the end of 2017. Construction on the golf clubhouse and restaurant will begin in early 2017.

The average cost per round will be around $45 with seasonal rates.

The golf green fees are not included with the purchase of the home or HOA fees. However, residents will enjoy priority tee times and reduced green fees.

The comfortable restaurant will be an inviting place for all with a full bar and a tasty menu of American food managed by Troon Golf.

There are five architecturally distinct exterior home styles available for all 18 floor plans, including; Contemporary, Traditional, Modern Farmhouse, Santa Barbara and Texas Hill Country.

The two home series allow you to choose what’s most important in your home. The most significant differences between the series include a higher ceiling plate height in the Regent series, along with 360 degree architecture around the exterior of the home.

Designing your dream home at Kissing Tree is exciting! Enjoy building life on your own terms with the home that perfectly suits your needs. Homes take approximately 6 to 8 months to build.

The Designer Contract allows you to build your home from the included 18 floor plans and five architecturally distinct exteriors. The Distinctive Contract provides the opportunity to make custom architectural changes to your floorplan. The Distinctive home buyer is invited to select home sites in future phases of the development.

You can make the home uniquely yours by having the freedom to rearrange elements of the floor plan for a more customized design. The Distinctive Contract is a program which allows you to make selections and changes that are not included in the standard portfolio of offerings.

We currently have seven Quick Move-in Homes under construction and ready for move-in March of 2017.
